About Urbanos

Smarter research for
Melbourne new builds

Urbanos was built by property and data professionals who were tired of researching Melbourne new-build investments with spreadsheets, stale PDFs and vendor marketing material. We built the tool we wished existed.

The problem we solve

Researching a Melbourne suburb for a new-build investment means pulling data from Consumer Affairs Victoria, the Valuer General, ABS Census tables, the Victorian Urban Development Program, council development trackers, and a dozen other sources — then trying to make sense of it all together.

Urbanos aggregates those sources into a single view for every suburb, calculates four independent investment scores, and surfaces the new-build developments active in each area — so you can compare suburbs in minutes, not days.

What's in the platform

443 Melbourne suburbs

Rental yield, median price, price growth, vacancy rate, renter proportion and building approvals for every Melbourne suburb — updated quarterly from government sources.

Active development pipeline

New-build projects sourced from the Victorian Urban Development Program, enriched with developer details, price ranges, completion status and geocoded locations.

Four independent scores

The Urbanos Score plus Cap Rate, SQM Tightness and Price-to-Rent — each using a published methodology so you can see exactly what drives the number.

Location context

Each development shows nearby train stops, schools, supermarkets and parks sourced from OpenStreetMap, plus suburb-level infrastructure signals like rail upgrades and growth corridors.

We show our working

Every score, metric and data source is documented. We believe investors deserve to know where a number comes from before they act on it — not just that it exists.
